I'm sure most of you know that I live in Catalunya, but work in Aragon, and I'm intrigued to know about something a recent client told me.
He came from the UK, and had been let down by 2 agents in Catalunya, ie: wanted to put down deposit etc, but on further investigation discovered that the property was either sold or off the market!!!!!!!! He viewed property with me, seemed very happy, then replied that his UK Lawyer told him not to believe anything about buying in the Ebro valley and that he could get him a 'cedula' for 400 Euros!!!!!......Is this true?????? If so I have many friends who will be interested in this latest 'bit of good news' if it's true. I'm a little too long in the tooth to now explain that 'how can a UK lawyer be so well informed, especially with legislation that changes BY THE HOUR in Spain/Catalunya and that he classifies as working under Spanish law???????? I still try to explain to clients that Spain is like a 1000 little countries inside a big one so what goes in Andalucia doesn't work in Extremadura etc. Will this mis informed crap ever stop here????? don't know about 400 euros but the estate agent we used made me an offer in mid summer said he could get it done but the architect would want a slice of my money as well as himself, i said that if i can get one great i will waite till i sell and get one then, this is no reflection on the estate agent as he did far more for me than he deeded to

We have recently received our cedula on country property no problem at all .Cost 400 euros.

Cedula ? is it worth going to all the hassle etc.. when all you have (myself) is a very small plot, worth peanuts now!! and the fact it will never have mains water /services connected,and if the cedula only lasts 5 years and you have to renew it :-? then another 400 euros ?
I have a fantastic place to stay for a few breaks away a year and no cedula and no wish/need to sell !! and that,s if anyone would want a donkey shed in the middle of a mountain range, with tracks that make a hire car scream :o. I wonder is there any point ;D I totally understand the need for one, if you have paid Big Bucks, for what was thought to have been a legal LOL! villa/cassita though and this came along and stung you. |

Yes we got one too. Took a few months because people were away on holiday in August, and there was a bit of a backlog, but Robin (gestor) did all the work and it was 400 euros. I think they last for fifteen years and we thought we would get one before the rules change again! Ours is a 'B' catagory as we have a 'campo' house.
