to be quite honest i dont know why one is needed here in spain, most people have only wood burners single glazing in there windows and cold tiled floors seems daft to me as most will get the lower rateing and who is going to take any notice of it ?.we have payed out 400e x 3 times for cedulas now this maybe its another way for someone to make money :-/ .anyone know what the cost will be for the paperwork ?

Hi Nen, There is no benefit to the certification, It just measures and certifies your energy situation and most importantly relieves you of another tranche of your money. This is happening all over Europe. I had an inspection, paid my money, got given a cert ,when I asked the guy what was it for he just smiled and said at least your ratings now which would have been good if I wanted to know.

HI. Yes Nen, I agree, it is suggested that most in Spain will have the lower rating, although us on Fincas should do well, especially those with solar and low wattage bulbs and A+++ fridge/freezers, cant get more efficient than that.
As regards costs, I would think your looking at 200€ Terry. |

I wonder how many energy saving light bulbs etc. you could get for your 200 Euros and thus make a real difference? (As opposed to having a bloke drive his thirsty car up a mountain track to come and see you and tell you to get energy saving light bulbs.)

Price for the certificate, will depend on where you live,
size of house, and how many bedrooms you have?? What that has to do with it, goodness knows! |

Apparently from 1st June 2013 you have to have one of these energy certificates if:
You are advertising/selling your house You are renting (more than 4mths) your house out. Most estate agents seem to know someone who is doing them and the cost seems to be between €200 and €400 |

Just want to add that besides a house not being rented out for more than 4 months per year, the energy consumption must be inferior to 25% of the total if the house were used throughout the year in order not to require an energy certificate.

just had a certificate done for our farm we are selling. cost 300 euros. The sq mtrs of the house, size of windows, if double glazed or not, how many doors you have, how high the ceilings are and if you have insulation are all taken into consideration to reach the rating. Who knows if anyone will care about the rating, but it is compulsory for all property if you want to sell a property, or rent it out. I think Spain have been dragging there heels on this as it has been law in Uk for quite a while. :D

Hi Terry. our arquitecto in Tarragona, he also did our habitation certificate . he speaks perfect English. his email is pauldraaijer@telephonica.net just mention Jan & Barrie in Mora you may get a better deal. [smiley=vrolijk_26.gif]

Terry, if you need both, he will do it on one visit. He charged 200 for the cedula, so I think a good deal could be struck. good luck. :D

Beware of cowboys offering to do the Energy Efficiency Cetificate (EEC) cheaply and stating all or many A ratings, for you.
Anyone carrying out this work should belong to an official provincial association (colegio official) and have a member number. So check with them first. If a scam, it will be impossible to register, get a proper certificate and you will have wasted your money. |

Does anyone know which houses need the EPC certificate and which do not, IF any?
I understand the certificate is valid for 10 years. I have read that estate agents are responsible for displaying the EPC certificate along with any other details/marketing material on the property they are advertising/selling. Also that the Public Notary will not be able to sign the deeds for the property without one, if required on that property? Fines are up to 6.000 euros. |

Hi Rita. Yes all houses need this now at the notary for a sale to go through. ( don't think almacens need one, as not classed as a dwelling ) Also one is required if a house is rented long term or holiday let. The law is that the rating must be displayed with the property for sale, but I have to say that down here on the Costa Blanca, no agents seem to be taking any notice of that at all. Talking to agents here, they are treating it as a big joke.( even the notaries are saying its a worthless bit of paper, never the less it is needed. Just another government bit of paper to make money from. Maybe someone getting a hefty fine will show they mean business. [smiley=vrolijk_26.gif]

Hope you are enjoying it down there. Yes, I thought it was all houses that needed an EPC. Only takes one or two people or agents to be fined, to take notice. Same as demolishing illegal houses. It does happen, sometimes. Remember the beautiful one on the Delta few years ago? |
