Hi I have just got a house in Tortosa that needs abit off work to it ,as in electrics and plumbing but from what I can gather it's not as easy as England they don't just switch you on any help would be great full

Does it have electric or wáter? If not then yes, you will need a lot of certificates etc.

I can advise on what you need and can tell you what you need and can get the official paperwork sorted out but it must be up to standard. It can be a minefield!

It don't have any elec or water at the min ,I'm driving over next month to try sort it all out . I no the house does need complete rewired so any advice or help would be good

For electric you need:

1. Complete rewire to comply with Spanish electrical regulations.
2. Electric meter accesible from a public highway. Cabling to meter and meter box.
3. Paperwork:
3.1 Certificat de habitabilidad (habitation certificat)
3.2 Memoria técnica and boletín (from electrician)
3.3 Certificat de final de obras (end of Works certificate)
3.4 Permisso de primer ocupación (ocupation certificate from town hall) or a certificate saying you don't need a certificate :-?
3.5 Copy of Passport and NIE
3.6 Copy of bank statement showing the account the domiciliacions are taken from (direct debit)
