I know the website below speaks of another electrical supply company than most of us here in Catalonia use but the site is full of useful and informative advise.Remember any work you have done by your new English friend who when not a builder is an "Electrician" has to be certified......“Electrical Installation Certificate”, an official document issued by an authorised electrician certifying that the installation meets the requirements established for power supply. It shows the main characteristics of your installation, such as the installed power and the maximum admissible power, and also guarantees the quality of the installation. If you do not have this certificate you can lose your supply and invalidate your home insurance.

Thanks for that - very useful information and good links. 

A lot of the town-houses have dodgy electrics.... to say the least.  I got mine upgraded (necessity).  Quite pricey but paperwork all in order, boletin issued and new contracts with increased "potencia" drawn up with endesa.
